A Predictive Seller is a property that our predictive algorithm has determined to be more likely to sell in the next 12 months than other homes in the same area. We score each home from 0 - 100 and any home over 80 is classified as a predictive seller. You can use the Territory Builder to draw custom areas on a map to build lists. These lists can power your outreach and marketing campaigns (e.g. if you wanted to send a direct mail via your existing vendor), , thus maximizing your return on investment (ROI). Here's how to utilize this feature effectively:
Navigating to Predictive Sellers: From the dashboard, click on "Predictive Sellers" or access it from the left-hand menu to get started.
Territory Builder: Proceed to the "Territory Builder," where our system uses historical data to predict future selling likelihoods. This is where the magic happens.
Building Your List: Click on "Build List" to launch the map tool, which might take a few seconds to load. You'll see a boundary line (highlighted in red) indicating the zip code limits.
Zoom and Search: Use the search bar to enter your desired zip code and navigate the map with the zoom-in and zoom-out functions.
Drawing Your Area: With the drawing tool, you can specify the exact area within the zip code you're interested in. Once satisfied, you can save your drawn area by giving it a name.
Importing Properties: After saving, click on the cart icon and select "import properties" to import the predictive sellers within the drawn area.
Downloading Predictive Sellers: You can then download your list of predictive sellers. Additionally, there's an option to append phone numbers or emails to your list, with each successful append costing $0.15.
Confirmation and Charges: Confirm your append request, and the system will display the total cost. Upon confirmation, the system will process your request and charge the displayed amount.
Marketing Integration: Once you've downloaded your list, integrate it into your marketing campaigns. This targeted approach allows you to focus your resources on a smaller segment that accounts for a significant portion of potential sales, thereby increasing your marketing efficiency.
By targeting only 15-20% of the territory, you can still capture around 70% of potential sales. This means your marketing budget is spent more judiciously, focusing on leads with the highest conversion potential. The ability to send postcards, handwritten letters, or other personalized marketing materials to a curated list of predictive sellers ensures you're not just casting a wide net, but fishing where the fish are.
