Lead Feed

Info about the lead feed and lead lists.

Upon joining our program, a world of opportunities awaits in the form of potential leads already loaded into your account. This article is designed to guide you through accessing, managing, and optimizing these leads to enhance your real estate marketing and sales strategies.

Accessing Your Lead Feed

Your lead feed is the nerve center where all potential client interactions are stored. To access your leads:

  1. Navigate to the "Lead Feed" option on your dashboard or the left-hand menu.

  2. Click to expand and access detailed information about each lead.

These leads are generated from our targeted ads in specific zip codes, meaning you hit the ground running with actionable data from the moment you join.

Lead Nurturing and Management

Engaging with these leads involves several strategic actions:

  • Lead Lists: Organize your leads by adding them to customizable lead lists for targeted follow-ups.

  • Exporting Leads: For external analysis or personalized outreach, leads can be exported from the platform.

  • Updating Conversations: Keep track of your interactions with leads by updating conversation notes directly in their profiles.

Enhancing Lead Information

Sometimes, leads may lack complete contact information. Our platform offers a solution:

  • Request Append: If a lead’s contact details are missing, use the "Request Append" feature to obtain updated information from our data providers, free of charge.

Advanced Lead Management Features

Our platform also allows for detailed lead engagement:

  • Updating Lead Status: Easily update the call status or add notes reflecting the summary of your conversation.

  • Creating and Managing Lead Lists: Beyond generic categorizations, create bespoke lists that can be edited or deleted as needed, ensuring your lead management system remains streamlined and effective.

Keeping Data Current

We strive to maintain the most accurate and up-to-date lead information by:

  • Regularly updating data from multiple providers.

  • Running verification checks to ensure contact information's accuracy.

  • Promptly correcting any errors to minimize delays and optimize your lead engagement strategies.

Here's a quick breakdown of each lead source

Seller Signal Leads

The primary lead type is Seller Signal. A Seller Signal lead is a predictive seller that has also shown interest in one or more of our ads or articles we publish through our affiliate networks. We start by using our Predictive Sellers as the target audience, and then deliver content relevant to the home buying or selling process. Although a Seller Signal lead is top-of-the-funnel and not qualified, it provides an audience with much higher likelihood of buying or selling a home in the next 12 months.

HVR ADS

These leads are generated when a homeowner enters their address or goes through the process of requesting their home value report from our generic lead capture page HouseValueReport.com via Google and Facebook ads. An HVR lead is considered to be middle-of-the-funnel, since the homeowner has taken action and requested information. However, this doesn't mean they are ready to sell yet. If the lead enters their contact info our AI assistant and ISA’s will try and engage with the lead and qualify.

HVR Direct Leads

These leads are generated when someone engages with your HVR link directly. Leads are exposed to this link in your Offrs email campaigns or anywhere else you choose to share this link. This link can be found in your Landing Page area of your Offrs dashboard labeled “HVR V8 Link”

ROOF Leads

These are leads that come in directly from our Roof Concierge Ads, Website or Chat and have requested to discuss their selling options with our concierge team. This lead is considered a bottom of the funnel lead and is often further along in the process than most leads. These leads are sometimes interested in moving quickly and may be considering cash offers as well.

SnapShot Website

These leads are generated when someone engages with your Market Snapshot Landing Page directly. Leads are exposed to this page in your Offrs email campaigns, offrs ad campaigns or anywhere else you choose to share it. This link can be found in your Landing Page area of your Offrs dashboard labeled “Market Snapshot Landing Page”

FSBO

Homeowners that are currently trying to sell their home without an agent. Over 70% of FSBO leads eventually list with an agent.

Foreclosure

Homeowners that are in the foreclosure process and may be in the market for an agent.

MLS Expired

Homeowners who were recently listed and are currently not listed with another agent.

Conclusion

Your lead feed on our platform is a dynamic and powerful tool for real estate professionals looking to enhance their sales and marketing efforts. By effectively navigating and utilizing the features and information available, you can strategically engage with and nurture potential leads, turning possibilities into successful sales. Remember, the key to leveraging your lead feed to its fullest potential lies in consistent management, strategic organization, and proactive engagement.
